The Gas Safety (Installation and Use) Regulations 1998 outline a landlords duty to ensure that all gas appliances, fittings, chimneys and flues are safe and working efficiently for tenants. 


If you are a landlord and are letting a property with gas appliances installed, you’ve got three main legal responsibilities which CHILL Gas can help you with.


  1. Gas safety checks

To ensure your tenants are safe, all gas appliances and flues must have an annual gas safety check by a Gas Safe registered engineer. We are proud to be on the Gas Safe register!


After we complete your annual gas safety check, we will email you a Landlord Gas Safety Record (CP12 Certificate) immediately with details of all the checks that we carried out.


As the landlord, appliances owned by your tenants aren’t your responsibility however it is still up to you to ensure that safety of any connecting flues (unless they are solely connected to the tenants appliance).


We keep fully up-to-date with all Gas Safety legislation and the requirements around tenants and landlords in relation to gas. We work with some of the leading landlords in Northern Ireland so you can be sure to be in safe hands with CHILL Gas. 


2. Gas Safety Record

After we complete your annual Gas Safety Check and send you your Landlord Gas Safety Record, you will need to give a copy to your tenants.


By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the Gas Safety Check - we can do this for you if you wish. You will also need to provide this to new tenants at the start of their tenancy.


3. Maintenance


As a landlord, you need to make sure that all gas pipework, appliances, chimneys and flues are kept in a safe condition - we can do this for you. As Gas Safe registered engineers, we are qualified and inspected to ensure that we are knowledgeable in all areas of gas. We can complete your gas appliance service to ensure gas appliances are working safely and to an optimum level.


In line with Gas Safe recommendations, we will also test for tightness on the whole gas system including installation pipework and visually examine the pipework (as far as reasonably practical) to ensure that we are giving you the best service as a landlord and keeping your tenants safe.
